Maslak Kapital Office revisits an existing commercial building in Istanbul’s key business corridor with a fully renewed architectural and interior identity. With minimal intervention and maximum impact, the design brings the space in line with post-pandemic work culture and user-centered values.

From Monolith to Meaning: The Rebirth of a City Block
On the busy Eski Büyükdere Avenue, where glass towers compete for visibility and tenancy, the Maslak Kapital Office project dares to do something different: to refine rather than demolish, to adapt rather than replace. Originally designed by Avcı Architects and now reimagined for today’s working world, the project offers a fresh, minimal yet sophisticated identity for a mid-rise office block — through surgical design updates that radically shift perception without altering the core structure.

A Facade That Faces Forward
Rather than mimic its neighbors, the building’s new facade asserts a vertical language of clarity and depth: Custom-designed shading devices enrich both environmental performance and visual depth , Transparent, operable glazing systems balance daylight and ventilation , Side facades are softened with planters and set-back window frames, creating green punctuation along the street . The facade acts as a mediator between building and boulevard, setting the tone for the user experience inside.

Layered Functionality: A Workplace That Feels Like a Club
The renewed interior architecture introduces a more nuanced and user-driven spatial program — going beyond desk rows to incorporate moments of rest, retreat, and flexibility.
Key Programs: Restructured office floor plates with central cores for maximum flexibility, Lounge-style reception lobby with cafe, art wall, and concierge service, Multipurpose meeting and seminar rooms, adaptable by partition , Pilates and dance studio for wellness in the workday , Upper floor terraces and rooftop social zone. The typical floor plans are optimized for multi-tenant use, while common zones are designed as nodes of community and care.

The project enhances accessibility through an elevated ground redesign, a new public lift, improved retail access, and rerouted traffic to eliminate conflicts. Together, these changes make the building welcoming and inclusive for all.
Urban Access and Equity
The design also rethinks thresholds and accessibility: An elevated ground level is restructured to ensure visibility and access , A new public platform lift bridges level differences between the street and main entrance, Vehicular access is rerouted from Ayazağa Caddesi to Bilim Sokak, removing conflict zones, Retail areas are made more accessible through strategic floor adjustments, This ensures that the building becomes not just open to the city, but also to everyone in it.
