Izmir Residentials Bornova

As part of a design competition for a mixed-use residential development in Izmir’s rapidly growing district of Bornova, this project was envisioned as a harmonious blend of density, panoramic views, and community-oriented urban spaces. While maximizing the site’s floor area ratio (FAR), the design also prioritizes human-scale environments that enhance livability and social interaction.

The orientation of the buildings is carefully planned to capture expansive views of Izmir Bay, creating a visual connection between residents and the city’s natural landscape. At the same time, the ground-level spaces are designed to maintain an inviting and walkable atmosphere, fostering a sense of neighborhood and community.

The overall massing strategy responds to the site’s natural slope, distributing housing clusters along terraced lines that preserve forest edges and maintain continuous visual corridors across the valley.

A Balance Between Urban Density and Livability 

 

Rather than focusing solely on vertical expansion, the design approach integrates: 

  • Strategically positioned residential towers, ensuring unobstructed sea views. 
  • Pedestrian-friendly ground-level spaces, fostering social interaction and accessibility. 
  • A dynamic mixed-use program, incorporating residential, retail, and community amenities. 

This careful balance of height, openness, and integration with public spaces ensures that Bornova’s evolving skyline remains livable and connected to the human experience.
